Concrete flatwork, whether it's your driveway, patio, sidewalk, or garage slab, is a significant investment in your property. Here are some pro tips and trade secrets to help you maintain your concrete flatwork like a pro:
💧 1. Water Is Not Concrete’s Friend
It might sound counterintuitive, but water is one of concrete’s biggest enemies. Over time, water seeps into the pores of your concrete, especially in freeze-thaw climates like Colorado. When it freezes, it expands, leading to cracks, surface flaking, and long-term structural damage.
Tip:Seal your concrete every 2 to 3 years with a breathable, high-quality penetrating sealer. This helps repel moisture while allowing the surface to breathe.
⚠️ 2. Cracks Are Inevitable, But Manageable
Concrete naturally expands and contracts with temperature changes, and hairline cracking is normal over time. However, unattended cracks can widen and cause further issues.
Tip:Use professional-grade concrete caulking for joints and cracks as soon as they appear. Caulking not only prevents water intrusion but also stops weeds, dirt, and debris from settling in and worsening the damage.
